It is important to understand that Asif Ali Gohar first made an opportunity by creating vegan leather through rice and now wants to expand his business and transform the leather and rice industry of Pakistan. However, he lacks a team and investors that can help him set up operations in his home country. Therefore, he is currently looking for people that can become a part of this project. Pakistan is one of the largest exporters of animal based leather but with the surge of vegan philosophy, chances are that the use of animal based leather products would reduce over the years. Asif believes that Pakistan should build on this trend and dominate the vegan leather industry.
What Is Vegan Leather Made of? Raw materials for vegan leather usually come from agricultural waste sources. Some of the materials most commonly used to manufacture vegan leather are: Polyurethane and polyvinyl chloride. Synthetic leather is made using recycled plastic materials like polyurethane and polyvinyl chloride. Many people choose to avoid this kind of vegan leather, as its manufacture contributes to the depletion of fossil fuels. Cork is a great alternative to plastics and animal skin for making vegan leather. Manufacturers can even get it from corkwood trees without damaging the trees. Cactus is another innovative animal-skin replacement used to make vegan leather.
PU Leather: Also known as polyurethane leather, this synthetic vegan leather, which is a thermoplastic polymer, has a similar appearance and feel to animal leather, and it is waterproof and easier to clean. It has a tendency to crack, however, and some people think it looks cheap. Note that this is not to be confused with bi-cast leather, PU-coated leather or split leather (which are NOT vegan) which have a layer of PU leather or similar coated over cheaper cuts of animal leather. 100% PU leather is vegan, but not as environmentally sound as most natural vegan leathers (though still far better than animal leather!).
The creation of the Gohar rose was made by effectively crossbreeding between Rosa Chinensis and Rosa Multiflora. Asif’s drive to present extraordinary roses to Pakistan led him to his great achievements. The Gohar rose is most ideally grown during the late autumn months to best achieve the aesthetic of a rose with beautiful, lively-colored petals and strong, long stems Park view city. The Gohar rose has distinct factors that contribute to its popularity. Clients of the floral shop have shared that even after several days of purchase, the rose remains fresh-looking and hardly withered. Some of Asif’s gardeners stated that after the crossbreeding procedure is completed, it does not take a lot of effort to keep the rose in full bloom.
It could be argued that a third category of “lab-grown vegan leather” exists as it could technically be viewed as a mix between natural and synthetic. However, for such materials to be “grown”, they invariably use biological natural organisms, such as fungi or algae as a base, so we shall classify such materials as natural. Synthetic Vegan Leather – Synthetic vegan leather refers to materials, such as PU leather, which is made from polyurethane, or other plastic-based options. Sometimes collectively referred to as “pleather”, these are generally made directly from petrochemicals, but sometimes they can be made from recycled plastics.
Looking For Investors: If Asif needs to make his vegan leather mainstream, he will require funds and investors. Asif is searching for investors so that he can execute his successful business idea. It will allow him to make this leather mainstream in no time. That was your complete guide to understanding how Asif Ali Gohar plans to make rice vegan leather mainstream. If you have any contacts or leads for investors, you can get in touch with us in no time.
Many environmental benefits exist in the form of vegan leather. These materials not only help the environment, but they are frequently less expensive than those made of animal products. Furthermore, vegan leather is frequently softer and more comfortable than animal leather. Fashion is all about expressing oneself in a variety of ways. Whatever your vegan status is, there’s no reason you can’t wear some fashionable vegan clothing. There are numerous vegan and non-vegan products available, so everyone can find something to suit their needs. You can get your vegan leather pieces today! By wearing a sustainable and environmentally friendly fashion trend, you not only will be contributing to a trend, but you will also be looking good doing so.
However, there are other safe alternatives in making vegan leather that are sustainable for the environment such as recycled rubber, waxed cotton, cork, and even fruit waste like pineapple leaves and apple peels. When vegan leather is made of polyurethane and PVC, as opposed to a more sustainable composition, the production process does have an impact on the environment as harsh chemicals are being used and emitted into the environment, and exposed to human workers.
When picking between fake leather and real leather, this is a significant consideration because the environmental impact of replacing a fake leather product repeatedly is potentially more destructive than purchasing a single real leather item. Synthetic leathers also wear out quickly, but real leather ages and develop a patina, which is said to add character to the material. Faux leather, particularly PVC-based faux leather, isn’t breathable, whereas real leather has pores through which the skin can breathe. Vegan leather can be uncomfortable to wear for lengthy periods of time in apparel items such as coats. Discover even more information on Gohar Asif Ali.
At What Age Did You Become A Vegan And Why? Coming to a new country and culture was a difficult time. However, it opened my eyes to a new way of living. People are more conscious here, and at the age of fifteen, I also became conscious of my consumption. I began thinking of the suffering an animal goes through when we kill them for food or other commercial purposes. After that, I stopped consuming meat at the age of fifteen and vowed to change people’s perspectives on meat consumption.
Vegan leather is a type of leather that does not use any animal products in its manufacture. It is usually made from synthetic materials, such as polyurethane or PVC, that are designed to look and feel like leather. Vegan leather is a cruelty-free alternative to traditional leather and does not contribute to the animal skin trade. Animal leather is a cruel industry, which we hear a lot about. Faux leather, on the other hand, has become something of a fad, but few of us are aware of how harmful it can be to the environment and your health. Leather alternatives exist, but there are some real stories of animal cruelty. Wool, our favorite warm garment, is not. According to PETA, all animal parts used in the fashion industry are subjected to abuse. In recent years, vegan faux leather has gained popularity and become a fan favorite. The materials used in faux leather are Polyvinyl Chloride (PVC) and Polyurethane (PU).
What is vegan leather? Vegan leather is leather-like material produced in a way where no animals are directly exploited in the creation process. The very nature of the term “vegan leather” is an oxymoron, much like vegan sausage or vegan beef. But I understand why it’s used as it’s a term that easily describes a non-animal variant of products we’re familiar with. Vegan leather is also known as faux leather, pleather, alternative leather and synthetic leather.
Radomir Kobryn-Coletti or the climb of a creative industry entrepreneur professional
Meet Radomir Kobryn-Coletti and some of his creative accomplishments: Explain your professional situation and solicit feedback. When interviewing potential business coaches, don’t be afraid to seek early feedback on your personal business issues. Ask the prospective coach how he or she has assisted others in the past with the issues or challenges that you face. Compare working styles. Like a therapist or personal trainer, each business coach has a specific style for conducting coaching sessions. Do they typically conduct their sessions in person, on the phone, or via e-mail? How long, and how much, do they charge per session? And perhaps most importantly, how will they deliver feedback to you? Make sure their coaching style suits your needs. Entrepreneurship is the process of starting a new business venture. This may entail starting a company or working as an independent professional. Entrepreneurship is the process of designing, launching and running a new business. It involves innovation, taking risks and making decisions that are not guaranteed to succeed. The future of entrepreneurship is bright. Entrepreneurship is a booming industry and it’s not going to stop any time soon. There are many opportunities for entrepreneurs to succeed, especially in emerging markets. Entrepreneurs should be willing to take risks and work hard if they want to turn their ideas into a reality. Entrepreneurship is an economic engine that drives innovation, economic growth, and employment across the globe.
The future of entrepreneurship will be shaped by how entrepreneurs react to technological innovations such as artificial intelligence (AI) and blockchain technology. These technologies will change the way we live our lives and how we do business, but it’s up to us how we want to use them as tools that help us grow. The future of entrepreneurship is not about a single business idea. It’s about the ability to find new opportunities, grow and adapt to changing markets, and be innovative in the face of adversity. Entrepreneurship is more than just starting a business. It’s about taking risks and being open to new opportunities that come your way. It’s about having the drive to make your own luck, even when things get tough. And it’s about finding opportunity in emerging markets across the world, as well as in technology that can help you grow your company faster than ever before.
So what does it mean to bring on an individual or family investor in lieu of going the traditional VC route? These individuals often wish to stay in the venture investment game, but desire more transparency to underlying investments than the traditional venture investing experience provides. They also want the ability to cherry-pick the best deals. In addition, they want to avoid paying the typical “2 and 20” — a deal structure that requires investors to pay a 2 percent annual fee (some as high as 3 percent) to the VC firm on top of the 20 percent return on investment. This is why we’re seeing more of the mega-wealthy groups in the region move away from only investing in private equity funds to increasingly working with their family offices to find the right types of direct investments that fit their long-term wealth-generation strategies.
Radomir Kobryn-Coletti regarding on leadership training : Speaking of facilitating training logistics, note that you can reduce your training costs through blended learning. Simply put, fewer trainers for less time, means less expenses for travel, transportation, accommodation, and meals. Of course, neither online training is free of charge; it requires multiple resources and high skill professionals to design and develop high quality online training deliverables. However, you can keep its cost at low levels by taking advantage of the free educational technologies that are available today. All in all, blending different delivering modes in your corporate training can significantly increase your training’s ROI, as reducing traditional training costs can be effectively combined with improved staff performance.
Generally, it is a must for companies to register and maintain their profiles and data with the Company Registrar. However, you can feel secure as all information of identity would be kept confidential. Many offshore countries shall not disclose the company’s beneficial owners, directors, and shareholders to the public, except in certain cases like a court order or international arrangements between related overseas jurisdictions. Many jurisdictions provide an excellent cover for your assets. Besides financial privacy policies, you can benefit from the foreign judgment denial. This means, your assets are shielded against the judgment made by foreign courts. Only the court of the incorporation jurisdiction can place a judgment on the assets.
The ascent of a creative industry entrepreneur professional : Radomir Kobryn-Coletti: To substantiate the business plan you will need to do a market research, but this is just the beginning: to increase your chances of success in business you need to become an expert in the industry, products or services you deliver, if you are not already. An initial solution would be to sign up for professional associations. An entrepreneur is not and does not have to be a man – orchestra: you do not have to be an expert in everything and you do not have to propose yourself, so you learn to work with professionals in those areas you do not master: accounting, legal, marketing, business consulting etc. A useful guide to choosing a consultant can be found here: How to hire a consultant. You risk losing a lot of time and money if you try to learn to do all the things a specialist should do, so don’t hesitate to call in experts whenever you have a specialist problem.

Vegan leather innovation business news with Mr. Asif Ali Gohar
Latest vegan leather innovation industry news 2023: Another sustainable, innovative eco-friendly vegan leather that is not just stylish, but good for the planet, is made from—believe it or not—recycled plastic bottles. Once broken down into plastic flakes, a water-proof and lightweight polyester fiber creates 100% recycled plastic leather. A company based in Pakistan, debuted the first ever cactus plant based leather in 2019. The newest eco friendly leather alternative uses nopal cactus leaves to make a believable and completely sustainable faux leather. Because this versatile material is soft enough to be used for furniture but hearty enough for a trusted handbag, it got everyone talking, and even scored the company a featured place in Vogue Australia’s review of RawAssembly—a conference on sustainable fashion. What’s so great about vegan leather? Only everything. Number one, it’s not made from the skins of dead animals. Plus, it’s eco-friendly—and très chic. But what is vegan leather? Vegan leather is often made from polyurethane, a polymer that can be made to order for any designer’s whim. It can also be made from innovative and sustainable materials such as pineapple leaves, cork, apple peels, other fruit waste, and recycled plastic and used to create products that put animal skins to shame.
Synthetic leather products might in many circumstances be cheaper to produce and buy than natural vegan leathers (such as Mylo), but they are far less sustainable, which will certainly be a consideration for those who have come to veganism for environmental reasons. The good news for those vegans who are concerned about the environmental impact of their clothing choices is that there is a growing number of good quality natural vegan leather options available. We’ll run through the main ones in the next section, whilst also touching on the most commonly encountered synthetic leather options too.
While the Gohar rose can mainly be found in Lahore, Pakistan – Asif Ali Gohar has been in talks with multiple gardening and botany organizations to have the roses widespread across the country, and eventually across the world. There have already been inquiries from several neighboring countries to have the Gohar rose grown there, but Pakistan is the first priority for Asif. He has also attempted to conduct workshops to guide gardeners of the best practices in rose growing that he has learned over the years in his career.
Vegan leather requires less water: Animal leather requires a lot of water. With the vast amounts of water required to keep the cattle and other animals alive in the first place plus the water used in the skin preparation tanning and finishing processes of animal leather production, the overall water footprint of animal leather is gigantic. Not only that, for every metric ton of animal leather hide produced, 20 to 80 cubic metres (that’s 20,000 to 80,000 litres!) of polluted wastewater is generated.
The vegan leather market is growing every day as researchers find new vegan alternatives to leather. There are many alternatives, including PU, PVC, Mushroom leather, Cork leather, and many others. While all of these are gaining rapid popularity, Asif Ali Gohar has an idea that will change the market. Asif uses rice as a vegan substitute for leather and plans to make it accessible to everyone. After all, no animal should have to suffer to fulfill our consumption desires. Here is everything you must know about it.
Because faux leather is nonporous, it is very durable against stains. It can be cleaned and sanitized with a few drops of mild soap and a few cloths. Public spaces and medical beds are examples of furniture with faux leather. Because faux leather is easy to care for and does not peel or crack like real leather, it is an ideal material for upholstery. If you want to buy a piece of faux leather furniture, the Sofas by Saxon custom upholstery team is happy to assist you.
Is vegan leather better for the environment? With vegan leather sustainability on the rise, not only will it have a lesser effect on the environment, but will provide a safe and ethical workplace in which workers are not exposed to harsh chemicals and are able to bring in income to the farming industry. Vegan leather is often more lightweight, flexible, and durable than authentic leather. Also, vegan leather can be made in a range of colors, not even authentic leather can achieve. These qualities have made vegan leather easier to work with, resulting in an end product such as a handbag or a jacket that lasts for years. These vegan leather alternatives have made a splash in the fashion industry.
Vegan leather has gone a long way in the last few decades, such that well-made vegan-leather products are often mistaken for the real thing, despite the essential components sounding nothing like what goes into real leather products. Vegan leather and faux leather are the same things – they are both imitation ‘leather’ materials made without the use of animal skin. The most common items made with vegan leather include: Vegan leather jacket; vegan leather purses; vegan leather furniture. Read extra details on asif ali Gohar.
What Is Your Primary Goal Right Now? I am looking for contacts in Pakistan. Any investors, rice manufacturers, or leather producers can help me out, and I am seeking these contacts. By venture is in its earliest stages, which is why I can use any form of help. That was an in-depth look into how Asif Ali Gohar is trying to change the vegan leather industry. If you know of investors or contacts who can help him, please feel free to contact us.
What’s a vegan leather fabric? A vegan leather fabric, in essence, is a material that looks and feels like leather but is made from plant or animal-based materials. The most common types of materials used are polyurethane (PU) and polyvinyl chloride (PVC), according to PETA. A mindful consumer should be aware of the ethical standards within the leather industry. Leather, as a material, can be extremely harmful across the supply chain. As a vegan, I share my experiences in this post, as well as how my relationship with leather has changed since I became vegan. Leather is considered a by-product of the meat industry. Why is it considered vegan but not vegan products? Leather, as a result of its source of skin, is an animal product. Animal-free alternatives to your favorite foods are difficult to come by because of your personal beliefs.
As vegan leather is made with a plastic coating, it is already waterproof. This makes it easier to clean by using a mild detergent or just by wiping it with a damp cloth, however it also means that conditioning products can’t penetrate it to stop it from drying up and cracking, which can happen if the fake leather is in the sun a lot and also if it’s a particularly poor quality material. However, you can get certain products, which will cover the surface of the plastic to prevent high temperatures and sun rays from cracking the surface. Such products can also help to soften the material.
The upsurge of a freelance writer expert : Sabra Pegler Brainerd Minnesota
The upsurge of a creative writing expert : Sabra Pegler: Set deadlines early on in the process. Having a goal to work towards is incredibly important for sustaining motivation over a long period of time. As someone who needs the pressure of a deadline to get anything done, I found that a list of due dates was essential for keeping me on track. But make sure those goals are flexible. That said, I pretty much immediately blew past my deadlines and had to keep adjusting them back. Life unexpectedly happens often over a year-long period (or more!), and knowing that your deadlines will likely change will help to prevent you feeling guilty about that. If you’ve set early deadlines, you should be able to move things around without throwing off your schedule.
Fight the urge to walk away from writing when it gets difficult. Having encouraged you to move to another section when you get stuck, it is also important to add a balancing comment to encourage you to fight through the tough spots in your project. I don’t mean that you should force writing when it is clear that you may need to make some structural changes or do a little more research on a given topic. But if you find yourself dreading a particular portion of your dissertation because it will require some mind-numbing, head-on-your-desk, prayer-producing rigor, then my advice is to face these tough sections head on and sit in your chair until you make some progress. You will be amazed at how momentum will grow out of your dogged persistence to hammer out these difficult portions of your project.
A dissertation or thesis is a long piece of academic writing based on original research, submitted as part of an undergraduate or postgraduate degree. The structure of a dissertation depends on your field, but it is usually divided into at least four or five chapters (including an introduction and conclusion chapter). The most common dissertation structure in the sciences and social sciences includes dissertations in the humanities are often structured more like a long essay, building an argument by analysing primary and secondary sources. Instead of the standard structure outlined here, you might organise your chapters around different themes or case studies. Create an Outline: creating an outline can help you organize your thoughts and ideas. It can also help you avoid getting lost in the details and losing sight of the big picture. Start by outlining the main points you want to make, then break them down into sub-points. Once you have a solid outline, you’ll have a roadmap to follow as you write. Develop Characters and Plot: creating compelling characters and plotlines is critical to engaging your readers. Spend time developing your characters’ personalities, motivations, and conflicts. Create a compelling plot that keeps your readers hooked and wanting more.
The growth of a novel writing leader : Sabra Pegler Brainerd Minnesota: Write different versions, then look them over and compare. How do they look on the page? Dense and heavy, or light and delicate? How well does their appearance fit your poem? What about the sound? Try reading them out loud. What is the rhythm like, for example, short and choppy, bouncy, smooth? Are there places where your eye or voice pauses? Are these the right places? Which versions are most interesting to read? Are there any places where the look or sound becomes distracting (for example, if you have one very long line that sticks out too much)?
Claim writing time by learning to say no. One of the challenges of writing a dissertation is being surrounded by people who don’t understand; some of your colleagues, friends, and family likely have no idea what writing a long form project like a dissertation is like. It is hugely overwhelming and distracting, and you need to be able to say “Go away, I’m writing.” Sometimes this means turning down a seat on that committee, choosing not to go to that concert, or kicking your friends out of your office. My friends often struggle with the fact that I don’t have the free time to spend with them that I used to, but it is important to my sanity to say “no” every now and then, as much as I hate it.
Assonance is when vowel sounds are repeated in two or more words that are close to each other in the poem and have different consonants. An example of this would be “The octopus flopped on the cot – kerplop!” Several words in the example contain the short “o” sound, but the words contain different consonants. Sabra Pegler or the growth of a creative writer leader
The rise of a creative writer expert : Sabra Pegler Minnesota: Write continually. So, don’t stop writing. Of course, you need to continue to read and study and take notes—I will talk about this more in a moment—but it is best if you keep the gears from grinding to a halt. Keep your mind working and your project moving. Your assignment is not to turn in a hundred pages of notes to your supervisor—you must produce a novel with complete sentences and paragraphs and chapters. Keep writing.
Stay on task. Completing a dissertation, in large measure, is not so much a feat of the intellect as it is the result of discipline. If you are able to set aside large chunks of time with which to research and write, make sure that you are not using that time for other tasks. This means that you must strive against multi-tasking. In truth, studies have shown that multi-tasking is a cognitive impossibility. Our brains can only concentrate on one thing at a time. When we think we are multitasking we are actually “switch-tasking;” rather than doing several things at once, our brains are constantly toggling from one task to the other (listening to a song on the radio to reading a book, back to the song, etc.). You will be amazed at how much you can accomplish if you give an undistracted 60-90 minutes to something. Stay on task.
In the table of contents, list all of your chapters and subheadings and their page numbers. The dissertation contents page gives the reader an overview of your structure and helps easily navigate the document. All parts of your dissertation should be included in the table of contents, including the appendices. You can generate a table of contents automatically in Word. If you have used a lot of tables and figures in your dissertation, you should itemise them in a numbered list. You can automatically generate this list using the Insert Caption feature in Word. If you have used a lot of abbreviations in your dissertation, you can include them in an alphabetised list of abbreviations so that the reader can easily look up their meanings. Read additional details at Sabra Pegler Brainerd Minnesota.
Creative writing can be both a rewarding and challenging experience. Whether you’re a beginner or a seasoned writer, developing effective writing strategies can help you enhance your skills and produce quality content. In this blog post, we’ll explore some effective strategies that can help you improve your creative writing skills. Set Goals and Priorities: Before you start writing, it’s essential to set clear goals and priorities. Define what you want to achieve with your writing and establish realistic timelines. Identify what’s important to you and focus on that. This can help you stay motivated and avoid writer’s block.
Sabra Pegler or the climb of a creative writing professional: The best form for your poem will depend on what it’s about and the mood and feelings you want to create in the reader. The length of the line can make the reader go faster or slower, change the look of the poem on the page, focus attention on certain words. You may decide to incorporate other structural elements such as a certain number of syllables per line, a regular meter, or a rhyme scheme. All of this should work with, and contribute to, the poem’s meaning.
But say yes sometimes too. As I said above, taking breaks is essential. Next time someone asks you to go for a beer, close your computer and say yes. Carve out little bits of writing time. As I mentioned in my previous post, dissertation writing is a marathon, not a sprint. Writing often happens in little bits spread out over time. No matter how busy you are, take the time to write for half an hour a day. You can find half an hour somewhere. Get up early if you have to. If you write about a page a day, you can finish a chapter in a month.
Hyperbole is the use of exaggeration in a text. This can be used for emphasis or humor, such as “He practiced for a million hours.” Symbolism is when a poet uses objects, colors, sounds, or places to represent something else. For instance, snakes are often associated with evil, while white doves are related to peace. These are only a few of the techniques that have been used by poets past and present. They provide a wide variety of options for a poet to develop a unique style while expressing his or her thoughts and ideas to readers. The next time you read a poem, see how many techniques you can identify! Read extra info at Sabra Pegler.

Forest bathing, a definite therapeutic activity to consider in Singapore, is derived from the Japanese culture of ‘Shinrin-yoku’ – shinrin translates directly to forest, while yoku means bath in Japanese. The art of forest bathing comes in the form of forest therapy, in which participants take in nature with all of their senses and are entirely present in the moment to fully experience Mother Nature’s benefits. What is forest bathing? The forest bathing practice encourages individuals to simply devote some time to nature – with no bathing required. Moreover, since it is a low-impact activity, no strenuous hikes or trail runs are required to follow along. Essentially, the primary purpose of forest bathing is to live in the present while immersing all senses in the sights and sounds of nature.
Forest bathing in Singapore is a unique experience unlike any other; it is one of the best ways to boost your mood and create an immersive experience for yourself. As forest bathing includes using your sense of smell, it makes for one of the fastest ways to impact your emotional and cognitive state. And since smells are positively related to self-image, memory, and nostalgia, it implies that the right scents can elicit pleasant sentiments and promote an overall improvement in one’s well-being.

Cooperation and planning are essential to complete this task. Split participants into two smaller groups (Side A and B). Both groups must line up vertically (one behind the other) with A facing B and vice versa. Everyone should have a cone next to them with a free space in the centre separating the two sides. The goal of the game is to get side A to side B and Side B to side A, all facing forward.
To foster collaboration on your team, consider organizing a team-building event that supports a cause your company supports. For example, your team could represent the company by volunteering at an animal shelter together. Team building can help remote teams get to know each other, which may create a more positive work environment. Team building can also establish a sense of community for remote teams.
Sensory overstimulation is a normal part of life – from excessive screen time owing to work tasks and mindless scrolling to frenetic city noises that pollute our sense of peace. Hence, forest bathing is an excellent method to reconnect and focus with our senses at a fundamental level; away from modern technology, while also enjoying a calm walk that relaxes the mind. How does one prepare for a forest bathing session? Prior to a session of forest bathing, it is essential to come with an open mind to what the experience has to offer. It would be best to clear yourself of any preconceived notions that you might have and enter nature with open arms, for you never know what it will offer you. Additionally, depending on the location, it would be wise to dress comfortably. Thus, you may want to conduct some preliminary research to ensure that you are dressed appropriately.

Ping and Pong challenge team building game: Teams are given 2 cups and 4 balls. The trainer will split the team into 2 and place the cups about 1m away. Throw the ball into the cup. When everybody gets the ball into the cup, they will clear the challenge. As they will be standing facing each other, psychologically they will think that it’s a competition between each other. That will cause pressure to individuals and they will make mistakes and take longer time to complete the activity. Trainers will then try to facilitate them and guide them that the activity is actually not about winning the other players in the same team but working together as a team to clear the challenge.

High quality Portland Oregon real estate tips right now with Malia Carbaugh
Hot Portland Oregon realtor advices right now with Malia Janae Carbaugh: Portland is a great city to live in. Beyond the Pacific Northwest’s rhododendrons, this Portland garden also contains azaleas, Japanese maples, dogwood, and magnolias on almost ten acres of land. While the main attraction is, of course, the spring blooms, when the colors are simply incredible, the spectacle continues into early summer. The gardens are just as popular for waterfowl, and hundreds of species of birds are spotted in the park throughout the year. In winter, admission is free, and the garden becomes a peaceful place to spend some time. The many lovely features of the garden include waterfalls and ponds, along with several coniferous trees. For anyone looking for a great place to volunteer their time and meet other community members, regular Wednesday work parties occur at the garden from February through November. If you want to sell your home, you have to get rid of the clutter…period. Anything that you have not used in at least a year or more must go. Although this may not be easy, it is well worth the trouble even if you have to use a friend’s or relative’s garage or rent a space in a storage facility. Anything that is sitting on flat surfaces such as tables and countertops must go. Floors, closets, and cupboards should also be clean and clear because this translates into more space for potential buyers.
Here are a few real estate advices: It’s the same story in 2023 as it was in 2020, 2019, 2018, and heck, even as far back as 2012. There’s really been a lack of inventory since the housing market bottomed because homes were never for sale en masse. During the prior housing crisis, borrowers got foreclosed on or deployed real estate short sales to move on, and banks made sure all that inventory never flooded the market. Now we’ve got would-be sellers with nowhere to go, thanks to the massive price increases realized in the past few years. It’s hard to move up or downsize, so a lot of folks are staying put. That means less choice for you. While we saw an uptick in inventory in 2019, it appeared to be short-lived and now housing supply is at an all-time low! With near-record low interest rates and lots of Americans hitting the ripe first-time buyer age of 34, expect competition to intensify. Again, this supports the argument of being prepared early so you’re ready to make an offer at a moment’s notice!
Malia Janae Carbaugh Portland premium realtor tricks right now: Location is by far the most important part of buying real estate. You can change condition, you can change price, you can’t change the location of a house. If there is one thing a buyer should never sacrifice on its location. The location of a house will have the largest impact on its price, and potential future appreciation. One analogy we use to demonstrate how important location is this: If you take the least expensive home in the world, and you put it in downtown New York City, it is worth millions. If you start shopping homes for sale in all different locations you’ll never build a proper frame of reference to understand what constitutes a great deal, a good deal, and a lousy deal. You want to become an expert in a certain area so that when it comes time to make an offer, you can do so with conviction and confidence.
Selecting a lender is a matter of personal preference. Many people often shop around, looking for a lender that offers the lowest rate. More often, however, people will choose a lender based on a referral from an agent or friend. Most lending institutions will offer the same basic programs, such as FHA, VA, conventional fixed rate, etc.; and most will meet or beat another lender’s rates. What usually separates one lender from another is their “niche” product. An example would be a lending institution that specializes in low down payments, as compared to another that specializes in self-employment financing. Most agents will be able to point you in the right direction based on your particular situation.
Malia Carbaugh Portland Oregon high quality realtor market opportunities in 2023 : A Credit Card is Not Free Money: A credit card is a useful tool in your finance toolkit, but it’s not free money. When you purchase something with your credit card, you are borrowing money from the bank. If you don’t give that money back in time, the bank is going to start charging interest on your balance. This debt can build up and become a monster if you don’t pay off your balance every month. However, if you use a credit card responsibly and pay off the balance every month, it’s a good way to start building credit. Most credit cards also have other benefits such as rewards points, cash back, or travel points. So, should you have a credit card? Well, it depends. If you’re capable of paying off the balance in full every month, then you should have no problem managing a credit card and staying out of debt. PS: If you are going to use a credit card, you should monitor your credit score & credit report regularly with a free tool like Credit Sesame (or Borrowell if you’re in Canada). One last tip: Treat your credit card as a debit card. Pay it off in full every day if you have to. I try to pay off my balance every couple of weeks so that I don’t forget. I also use Trim to remind me when payment is due.
Renovating increases the house value says Malia Janae Carbaugh : When renovating a property it can sometimes be tempting to give heavily advertised ‘miracle cure’ treatments a try, lured by extraordinary claims such as ‘never paint again’, ‘seal leaks for good — instantly’ or ‘the ultimate solution to all roofing problems’. But some of these products can actually be very damaging when applied to older buildings. Spray-on renders and polyurethane foams can block crucial ventilation paths in walls and roofs, and despite claims to the contrary offer virtually zero insulation benefits. Instant damp sealants are rarely effective and can trap damp in walls. Basically, if something sounds too good to be true, it probably is.
Sure, interest rates are low right now—which can help with affordability. Just be careful not to let that pressure you into buying a house when you aren’t really ready. A super low interest rate on a house you can’t afford is still a bad deal. So remember to stick to our advice on monthly payment limit, down payment amount and mortgage type (see Trend #2) and you’ll be in great shape! If interest rates stay low, buyers will be more motivated to buy your home sooner than later. But if interest rates do start to increase later in the year, just plan for your house to be on the market a little longer. If you don’t plan on moving anytime soon, you might still be able to take advantage of these super low interest rates and shorten your payment schedule by refinancing your mortgage.

Rachid Moustafy: Education is the solution
RACHID MOUSTAFY (teacher): “Education is the solution”
RACHID MOUSTAFY is a French and Moroccan citizen born in Casablanca. His parents moved to France in 1968. Education is one of his passions.
Civilisation 2.0
Civilisation 2.0, to me, will begin when we all have understood that providing a good education is imperative. An education that will empower children to cultivate their own secret garden in order to produce the fruit that they will benefit from and that they will share with others. Every human being on Earth will have their own definition of what success is. Children will have to, under the watchful eye of a guardian, literally write out their own definition and their own plan of action. In order to accomplish this, they will need to understand that their calm hearts will give them the right objective, their brains will conceive of the correct method, their hands will accomplish the right actions and their legs will help them to resist and to overcome any obstacle they will certainly meet in the pursuit of this objective. You will have therefore surely understood that what I propose is a holistic approach. It engages a physical as well as a mental effort, emotions as well as the intellect. Everyone will realize that what is really at stake is the establishment of a more peaceful World. We all know that hostility leads to war and war leads to environmental destruction and human suicide. We also know and see that harmony leads to Peace and peace leads to construction and self development.
I must admit right away that when I was a first-year university student, it was not my intention to become a teacher, it was not my primary goal. The world changed dramatically for me when, during the first class I ever gave, a student told me: “Sir, you need to do roll call so you know who’s absent.” I realized that after being a student for many years, I was now at the other side of the desk. From that moment I began a wonderful and passionate love story with teaching. Indeed, as Confucius highlighted: “Choose a job you love, and you will never have to work a day in your life.” It was a true revelation. Many memories come tumbling into recollection. Today, after more than thirty years of teaching, I now believe that I have become a sort of Education Engineer.
Chance has led me to have an unorthodox career. As a student, it was by sheer luck that I had the opportunity to work at the Statue of Liberty in New York City and to study at two American universities. As a teacher, I was able to teach classes at a primary school level at a time when English became mandatory. I also practiced my profession at middle school, high school and university level. I have had the privilege of teaching, educating and instilling values, knowledge and skills both for students in inner city schools as well as for students from prestigious international French schools abroad.
I am a GARDENER
Tarbilla, a word with many meanings derived from Arabic, means education. One of its meanings is to grow plants. With or without help, children grow, as plants, flowers or trees do. The results can very well be a beautiful Versailles garden or a hostile jungle. For children to live in peace with each other as well as their environment, it is necessary to sow and plant the seeds of PEACE in their hearts. If we leave it up to chance, it would be the advent of an even more dangerous and violent world, dominated by the law of the jungle. Therefore, to be sure that a plant grows upright, it is necessary that we lend it a helping hand, in order for it to be supported, and to be accompanied by a tutor to be raised properly.
My theoretical circle
Because of the most natural of reflexes that is gratitude, I must thank those who, along with good fortune, helped to ensure that I was accepted as an educational trainer. I therefore am grateful to those who helped me become a university educational trainer for students, for novice and experienced teachers within the INSPE.
I also would like to thank all the parents and friends who helped me take my students to Harvard. I was told that it was the first time in the history of France that students from French middle schools and high schools participated in the Model United Nations conferences of Harvard and Yale University.
My theoretical circle is a corpus of solidly consolidated knowledge. The use of the expression “theoretical circle” is deliberate and chosen, favored over the expression “theoretical framework”. In fact, since I have started working in Asia, the inhabitants of this continent have made me realize that a square is pointed and therefore possibly aggressive. A circle, on the other hand, is more open to discussion and to influences.
Education in the 21st century will be global, or it will not be.
Education in the 21st century will be global, or it will not be. Il has therefore become imperative to educate global competence, and at the same time to make education the first defense against radicalization. I am extremely lucky to have met students, parents and professors from many cities, countries and continents, such as Sydney, Beijing, Kuala Lumpur, Singapore, Stockholm, Paris, Casablanca, New York and San Francisco to name a few of the more well-known ones. All these encounters became the subject of many very interesting conversations that would not have been possible if I had not used the taut net represented by the piece of written work you are now holding. Be prepared therefore to be at times disconcerted by the theoretical and cultural contributions that come from dimensions other than yours, by the circular structure of this work. After nearly thirty years of teaching and training, my empirical and theoretical research has been marked by the worry of balance. It was for me a way to rely on certain educational theories whilst placing theoretical concepts to the test against facts.

Advantages of vegan leather right now
Top rated vegan leather advantages and benefits by Gohar Asif Ali: Mushrooms grow through a network of threads called mycelium. Manufacturers use it to make vegan leather. The mycelium grows within a few weeks and can be easily processed using mild acid, alcohol, and vegetable dyes to modify it. The material is then compressed, dried, and textured for use. Mushroom or mycelium leather closely resembles animal leather in appearance and strength. Pineapple leather or Pinatex is vegan leather made using natural pineapple leaf fibers, petroleum resin, and thermoplastic polyester. Yeast collagen. Biofabricated vegan leather can be made using the skin protein collagen obtained from yeast in a laboratory.
Very few vegan leathers are made from natural materials even though it is possible to find more eco-friendly products made from materials such as cork, kelp, apple peels, and pineapple leaves. Is vegan leather durable? Vegan leather is available in many different qualities, and much like real leather, the higher the quality, the longer it will last. Even when of great grade, faux leather is often less expensive and of lower quality than real leather. Vegan leather is far less durable than real leather. And because it is thinner, it is more likely to break or scuff badly over time. Discover additional info on mr asif ali gohar.
While veganism is a niche market, it is on the rise in Pakistan. That is especially true among the youth as they are becoming more conscious of their choices. People are switching to vegan alternatives for everything to create a better world for the coming generations. One such pioneer in the vegan world is Asif Ali Gohar. He is trying to transform the vegan leather industry through his research and ideas. We interviewed him to understand more about his ventures. So, keep reading for an in-depth look into the vegan leather industry in Pakistan.
Leather, in addition to vegan leathers, can be found here. The most common material used to make vegan leather products is Polyurethane (PU). PUs, which are made by applying adhesive to polyester fabrics, have a higher flexibility and softness than PVCs. PU-based animal leather businesses must meet strict environmental and ethical standards in order to manufacture vegan leather in the EU. Piatex is a type of leather made from pineapple plant waste. This fruit has grown to be an important crop in the Philippines due to the popularity of pineapple farming. Although the resin used in the coating is biodegradable, it is not suitable for use in the coating.
There are plenty of misconceptions about vegan leather. “It doesn’t look as good”. “It doesn’t have the same longevity as authentic leather”. But that’s simply not the case. According to the Vegan Review, more companies are using materials and creative techniques to prove that vegan leather can be as high-luxury as authentic leather. Due to the benefits of using vegan leather, there are more materials being manufactured that are plant-based and fruit-based, of which the production process is ethical, and the future of vegan leather is gearing towards being more eco-friendly.
What is vegan leather made from? Much like how leather is made from the skins of different kinds of animals, vegan leather is made from a variety of non-animal materials. Even though vegan leather is technically leather made without the exploitation of an animal, alternative fabrics are far from perfect. Vegan leather made from Polyvinyl Chloride, also known as PVC or Vinyl PVC is an innovative and affordable plastic compound commonly used to create alternative leather products. The plastic is softened with chemicals called plasticisers, which, without going into a science class, is a combination of alcohols, acids amongst other components.
What Are the Main Types of Vegan Leather & Which One Is Best? In this section, we will take a look at the main vegan leather options available to consumers and outline some of the pros and cons of each. In assessing which vegan leather is best we will look at various factors including environmental impact, cost, durability and general look and feel. Though some people will be seeking the option that best replicates “real” leather, some vegans will be less focussed on that. But we’ll give a relatively objective overview to allow you to make your own decisions about the right vegan leather for you.
This is certainly only one of the early accomplishments of Asif Ali Gohar. With the entire city of Lahore supporting his ventures and creativity, Asif Ali Gohar is expected to come up with another contemporary species of roses in the near future. In addition, the Gohar rose’s fragrance is slightly less prominent in comparison to traditional roses found in most flower shops. However, distinguishing the Gohar rose from its counterpart is said to be easy as it is more captivating in nature.
See even more info on asif ali Gohar.
Despite its waterproof properties, mushroom leather is one of the safest materials to wear on the body. Thousands of years ago, Chinese medicine used the healing properties of mushrooms. Furthermore, the mushroom leather is completely biodegradable. A vegan leather that is similar to kombucha tea is made from bacteria found in kombucha tea. Paper, wax cotton, cool stone, tree bark, hemp plant, and other plant-based fabrics are among the vegan fabrics. The most important thing to remember is that some forms of SCOBY may not be vegan because beeswax is frequently used during the drying process. Entrepreneurs are experimenting with novel ways to market sustainable leather alternatives to consumers.

Iris Valera-Larios pharmacy blood disorder ITP solutions right now
Iris Valera Larios pharmacy ITP blood disorder health recommendations 2023: How to keep your blood healthy ? You can brew dandelion tea using the dried leaves, flowers or root, or you can pick your own dandelions. If you go the DIY route, be sure to take plants from ground that hasn’t been treated with chemicals of any kind and to only use flowers with fresh yellow petals. To dry-brush your skin, start at your feet and work upwards, using long strokes on your legs and arms, and circular ones on your abdomen and lower back. (A brush with a long handle helps you get to hard-to-reach areas.) Brush daily just before showering. See even more details on https://medium.com/@irisvaleralariospaella.
Iris Valera Larios about blood disorder ITP treatments : Many people with ITP have a platelet count in single figures, and on rare occasions there are not enough circulating platelets to be counted, thus the count is given as 0. The number of platelets circulating in our bodies fluctuates all the time, and thus no two consecutive platelet counts are likely to be exactly the same either in a healthy person or in an ITP sufferer. What is the difference between ITP and hæmophilia? Haemophilia is inherited and permanent, ITP is not inherited, and can go into remission. Hæmophilia patients are deficient in one of the 12 factors which act together to form a blood clot. ITP patients are short of platelets which work independently as the initial plug to stop blood leakage, but the rest of the clotting mechanism works normally. Platelet infusions are only used in emergencies as transfused platelets, like the patient’s own platelets, are destroyed by their immune system in a matter of hours.
How is ITP diagnosed? ITP is usually diagnosed by a blood test showing that only the platelet count is low, and the platelets, red blood cells and white blood cells all look normal. A bone marrow biopsy may be taken at a later stage if the ITP continues, in which a small sample of bone marrow will be taken under local anaesthetic and examined under the microscope. Additional blood tests may be taken at this time to exclude rare clotting or immune diseases that can mimic ITP. If the bone marrow looks normal, with the usual or higher number of platelet parent cells (megakaryocytes) and other blood tests are normal then the doctor will diagnose chronic ITP.
Iris Valera-Larios pharmacy health advices for alcohol detox: The purpose of tapering off alcohol is to avoid major withdrawal symptoms so you can achieve sobriety safely. The time it takes to taper will depend on how long you’ve been drinking, how much you’ve been drinking and a variety of personal factors. You should start by determining how much alcohol you drink per day in terms of standard drinks. The alcohol content in specific beer, wine and liquor products differs. You can use the guidelines to get an idea of how many standard drinks you’re used to. Experts at The HAMS Harm Reduction Network, which comprises doctors, social workers, therapists and other experts, recommend using beer to taper because it’s easier to get drunk from liquor or wine.
As with any medical condition, ITP may affect your quality of life. For example, about a third of those with ITP report fatigue symptoms. You may be worried about how bleeding might affect work and social activities. For most people, the impact of ITP on their quality of life seems to reduce after the first year, and in those with a good response to treatment. The impact of ITP will vary from person to person and the reasons for symptoms may also differ, so discuss any concerns you have with the doctor who is managing your ITP.

ADHD pharmacy with Iris Valera Larios : We asked parents to rate how helpful each medication was in the following areas: academic performance, behavior at school, behavior at home, self-esteem, and social relationships. Both amphetamines and methylphenidates were equally likely to be helpful in all areas with the exception of behavior at school, where amphetamines were rated as slightly more helpful. Although we don’t have enough cases of children taking “second line” medications (e.g. Straterra) to report specific findings, the data we have indicates that they were generally less likely to be “very helpful” than amphetamines or methylphenidates in the areas we asked about. If a child is struggling in the areas of self-esteem and relationships, and medication is not helpful, it might be useful to have him or her see a clinical psychologist or other mental-health professional.
What are the symptoms of idiopathic thrombocytopenic purpura? Normal platelet count is in the range of 150,000 to 450,000. With ITP, the platelet count is less than 100,000. By the time significant bleeding occurs, you may have a platelet count of less than 10,000. The lower the platelet count, the greater the risk of bleeding. Because platelets help stop bleeding, the symptoms of ITP are related to increased bleeding. However, each person may experience symptoms differently.
Who is Enzo Zelocchi and some of his philosophy
The upsurge of a successful actor : Enzo Zelocchi: Enzo Zelocchi is a rare, multi-faceted, and talented individual who has served various roles in the entertainment industry. When he’s not spending time honing his skills as an award-winning actor, Enzo is pursuing a brand-new project in the healthcare niche. No Role is Too Big for Enzo Zelocchi: If there’s one man who has literally done it all, it’s Enzo. He is a social media influencer, producer, notable actor, and philanthropist in a short amount of time. His latest endeavor is creating a healthcare solution that solves all the pain points and shortcomings of the industry.
Latest Enzo Zelocchi – “NO WAR” – Trailer now online: What can you tell us about your upcoming projects The First Secret and The Source? The Source is ‘The Crow’ meets ‘Mad Max’ with Tim Burton’s touch in a futuristic dimension, with a group of aliens trained to protect the universe and keep the balance with other parallel dimensions. I wrote the pilot in 2018 and it was a mix of a couple of dreams that I had. Receiving over 200 million views on the first trailer was more than I could have asked for. That video is now one of the most-viewed trailers in the history of social media. Read additional details at Enzo Zelocchi – Paris part 1.
His most recent success is how he’s ranked at the second most-viewed video on Instagram for ‘The First Secret’. The video garnered 24 million views when it first came out in 2020 and has captured the imagination and adoration of the public. Currently, Zelocchi is producing ‘The Source’, which is shaping up to be a blockbuster in the entertainment and film industry. The one thing you’ll notice about Enzo, whether you’re watching his trailer videos or seeing his accomplishments, is how he doesn’t slow down. The young actor has had many different roles in a span of several years, including as a writer, producer, actor, social media personality, and influencer. The pace has worked quite well for him, and Enzo seems to thrive in this kind of environment. To date, Zelocchi has already completed several huge projects in both the film and production niche, and the truth is that he’s just getting started.
Enzo is largely unaffected by the pandemic since he was always working on something. If any, Zelocchi thrived during this time and enjoyed massive success with the release of a movie trailer in the year 2020. The ‘My Little Princess’ actor has already gained so many accolades from peers and those in the entertainment industry. To date, Zelocchi has garnered 70-plus awards from his projects, and there are more projects to be had down the pipeline. The young actor has so much potential and boasts an unlimited ceiling for his career. The good news is that Enzo knows this and has kept up pace with acting jobs, directing efforts, and managing a huge follower count on Instagram. Find additional information on producer Enzo Zelocchi.
Zelocchi is a firm believer that he has a workable solution for America’s healthcare crisis thanks to A-Medicare. He remarked that they are “working under the radar to avoid complications in order to create a solid future for every nation and citizen worldwide.” Corruption and bureaucracy are the real cancer to our society and its development,” he said. “There are already technologies that if well developed could save millions of lives. Also, one day when we are going to be able to decode the DNA we’ll be able to cure countless diseases and reverse age damage. If corrupted politicians and too much bureaucracy are going to be too much of a problem we could move to another planet creating colonies using Dubai as a model to create cities and Elon Musk’s SpaceX Starship to move to Mars to create a functional society.
Which talent did you discover first about yourself, and then what came next? I have had a good instinct for business since I was young. The arts come in second, but I immediately connected with it. I literally merged together with my business skills with acting and that’s how I was able to naturally be an actor and producer at the same time with a deep understanding on both sides. It helped me a lot because the entertainment industry is a business and just being very artistically talented is not enough nowadays. Once you’re in Hollywood, you become a product that needs to sell. Waiting around for your agent to call you while you’re busy at parties is not going to take you far.
Enzo Zelocchi is best known for his success with the movie My Little Princess (over 33 movie awards at film festivals and a 2010 semi-finalist for an Academy Award nomination), but also for his consideration to star as the new Zorro in Zorro Reborn, the development for the first Hollywood Hispanic superhero “Starlight Man – The First Secret” and as executive producer and vice president of development at Crossroads Entertainment. He is also listed as a producer of Find Me Guilty, starring Vin Diesel, which was directed by the Academy Award winner Sidney Lumet; and as producer of Shadow of Doubt, starring Melanie Griffith and Tom Berenger.
Enzo Zelocchi is an Italian/American, Hollywood film producer, actor and businessman, an award winner as actor, producer, social Media influencer, businessman and founder of A-Medicare with over 33 movie awards in Film Festivals and semifinalist for an Academy Award nomination with the project “My Little Princess”.
Tell me about The First Secret? Enzo: The story behind First Secret is: how is it possible that the Hispanic and Latin community really only have Zorro, as a superhero, who isn’t really a superhero? He’s basically Batman without technology. I started to dig in, and look for a superhero. So, I found a guy who is actually the real-life inspiration for Ian Fleming’s James Bond. We were able to cut a trailer, which I decided to release March 2020. People told me it was a bad time. No, it is the best time. Everyone is on their phones and they don’t know what to do. We were the second most viewed video worldwide on Instagram. I didn’t have high expectations; I just wanted to touch the ground. The character is a guy from the Dominican Republican, who was like James Bond, stationed in Paris, and he was friends with John Kennedy, hanging out with the most beautiful women in the world, driving nice cars. He had a very interesting life. So, I decided to make him a superhero. Read extra details at actor Enzo Zelocchi.
Enzo Zelocchi was honored over 5 Times as Best Actor, 4 Times Best Outstanding Performance, 4 Times Best Director, 3 Times Best Writer and Best Producer and at the California Film Awards 2010 he won Grand Winner for Best Family Film. Other awards include the following film festivals: in 2010 Hollywood Variety Movie Awards as Best Actor and Best Outstanding Performance, in 2011 at the Golden Indie Movie Awards also as Best Actor and Best Outstanding Performance; as well as at the Hong Kong Best Film Awards (hongkongbestfilmawards.com) as Best Actor, Best Outstanding Performance and Best Original Content.
Zelocchi spoke about working with master photographer Bjoern Kommerell. “I love that guy,” he said. “Bjoern knows how to direct you and he gets me. The quality of his work obviously is way above average. He is top-notch, and one of the best. He has a great heart, he is a loving person and he genuinely cares. He loves to capture random moments and I love how he plays with lights. His amazing talent is being able to capture the ‘real you’ in the moment. Bjoen is one of a kind.” For his fans and supporters, he said, “You surprise me every day, especially when I receive certain fan messages that impress me and move me. I feel really honored and touched in my heart.”
Clean solar energy tech news with Matthew Wrist Warwick UK right now
Sustainable and reliable clean energy tech advances from Mathew Wrist Coventry UK: Installing a solar power system on your home means you can lock in a price of energy for at least the 25 year life of the solar panels. You know how much energy the solar panels will produce so that once you get an accurate price quote you know exactly how much each kilowatt-hour of energy will cost you over the next 25 years. Many consumers are now able to get a levelized cost of energy of £0.10 per kilowatt hour. When you compare this to the average amount you will pay to your utility for power over the next 25 years, the average consumer with a £150 per month power bill can see savings in the range £30,000 over the life of a solar system. The monthly savings don’t start out being huge, perhaps only £50 per month but in the 25th year it can reach savings of £300 per month. You can use this solar savings calculator to check what your savings will be based on usage and utility rates. See even more info at Find more details on Matthew Wrist.
What are the most efficient solar panels? The most efficient solar panels on the market today have efficiency ratings as high as 22.2%, whereas the majority of panels range from 15% to 17% efficiency rating. SunPower panels are known for being the most efficient solar panel brand available on the market.
Since you will be meeting some of your energy needs with the electricity your solar system has generated, your energy bills will drop. How much you save on your bill will be dependent on the size of the solar system and your electricity or heat usage. Moreover, not only will you be saving on the electricity bill, but if you generate more electricity than you use, the surplus will be exported back to the grid and you will receive bonus payments for that amount (considering that your solar panel system is connected to the grid). Savings can further grow if you sell excess electricity at high rates during the day and then buy electricity from the grid during the evening when the rates are lower.
Latest clean energy systems from Mathew Wrist Warwickshire UK: Without energy storage, you can make good use of about 50 to 80 percent of the solar electricity for your own house. A battery can easily take that up to (almost) 100 percent. If you do not base the own consumption just on the solar generator, but on the electricity demand of the entire house, the following general rule applies: Without storage, you can meet about 30 to 50 percent your electricity demand directly from solar. In combination with a solar battery, this can be as much as 90 percent. To meet your entire electricity needs over the course of a year, you need a second generator, e.g. a cogeneration unit. It is usually simpler – and less expensive – to use the power grid. During the winter, your needs can be met through green electricity from a certified utility.
Stand-alone PV systems are not connected to the grid, but instead charge a solar battery system. These batteries store the electricity generated by your panels. To operate your appliances, the stored electricity from these batteries will be used. Stand-alone systems are used in areas that cannot be connected to a grid, and are typically more expensive than grid-connected systems because solar batteries are still quite costly. Solar batteries store electricity generated by the sun’s energy and allow you to use it during the evenings when your solar panels are not generating electricity. You can make use of solar batteries whether you are connected to the grid or not.
There’s a common misconception that solar panels don’t work in the winter. Solar panels can be effective even in the winter if you prepare and maintain them properly. Though there are fewer sunshine hours in the winter, you can still benefit from solar panels. Are Solar Panels Effective in the Winter? The chart below shows the average energy output produced throughout the year by a south-facing 4kW domestic solar panel system on a roof angled at 40 degrees. As you can see, solar panels are most efficient during the summer months, but still produce enough energy to power 33-51% of a home during the winter period.
Like size, the weight of the generator depends on the wattage that it can generate. And weight also determines portability. A 2000 watt generator can be carried by one person. Yet a 5000-10,000 watt generator for home use comes with wheels or is stationary in the case of diesel units. Portability is typically not needed for an off-grid household, where a generator can be stationary. However, for trailer use, the smaller portable generators are more convenient. Note: Our household uses two 10 kW Lombardini diesel generators. They’re housed in a generator shed 50 feet from our home. We just alternate between them.
Best 5 NBA slam dunk contests by Bill Trikos Australia
10 best NBA dunk contests with Bill Trikos: While Dwight Howard was ready to become superman again to defend his Slam Dunk Contest title, who knew that his kryptonite would be in the form of a 5 ‘9 dunker. Robinson showcased a flurry of athletic dunks. However, his emphatic night was capped off by a dunk over Dwight Howard to seal the deal. This proved once again that even small guys can win a dunk contest. With the victory in 2009, Robinson earned another Slam Dunk Contest title. Discover extra details about the author at Bill Trikos Australia.
Standing at just 5’6”, Spud Webb wouldn’t strike you as the average NBA player. As a matter of fact, not many people would ever think that he could be a professional basketball player, let alone win the NBA’s Slam Dunk Contest. But make no mistake. What Webb lacked in size, he made up for in hops. He would take over and float mid-air and made a name for himself for his emphatic, explosive dunks; even posterizing some of the best rim protectors in the Association.
With one soaring slam, Julius Erving changed the course of basketball history. During the ABA’s first and only Slam Dunk Contest in 1976, he outgunned David Thompson, George Gervin, Artis Gilmore and Larry Kenon with a daring leap from the free-throw line. The competition itself—and the dunk Erving pulled off—drew slews of eyeballs to the ABA and lent enough legitimacy to the fledgling league to set in motion a merger with the NBA later that year.
A 360 dunk is impressive by itself. But a 360 dunk by someone who’s 5-foot-6? Spud Webb did the unthinkable in the 1986 contest, dethroning reigning champion and then-Atlanta Hawks teammate Dominique Wilkins. Webb threw down a variety of great dunks, but his 360 one-handed jam was the best of the bunch. At 5-foot-6, Webb is the shortest player to ever win the Slam Dunk Contest. Maybe it’s a bit of recency bias, but three dunks from the epic Zach LaVine-Aaron Gordon showdown in 2016 crack the top five. The first comes from LaVine, who was the reigning champ at the time. The then-Timberwolves guard grabbed the ball off one bounce with his left hand, put it behind his back in mid-air and then flushed home a reverse dunk with his right. The more I watch it, the more I think it might have ranked it too low.
To tip off a daunting final round—against Houston Rockets guard Steve Francis and fellow Toronto Raptors wing (and cousin) Tracy McGrady—Carter jumped so high that he was able to jam his whole right forearm through the hoop. As he recalled to Sportsnet’s Dave Zarum: You see, at that point, I’m not looking for cheers. I want the arena to be silent. Normally when you watch the dunk contest everybody goes crazy, it’s people screaming, going “Oh my God, did you see that?!!” But how many times did you see a dunk leave the crowd speechless? Where you couldn’t say a word until you saw the dunk a second time. Until then they’re just thinking, Wait a minute, did you just…? Twenty thousand people have to look up at the Jumbotron at the same time to see what happened. Then comes the roar. That’s what I was looking for. And I got it.
Honorable mention to Dwight Howard’s superman alley-oop, which just missed the cut. The showmanship was unforgettable, but he did technically throw it in the hoop. I had a hard time deciding between Carter’s reverse 360 windmill and the honey dip here. Despite how ferociously he threw down the reverse 360 windmill, the honey dip was so iconic it felt like it had to make the cut. Carter had kids all over the country lowering their hoops to 7.5 feet and tearing up their elbows in an attempt to replicate his arm-in-the-rim dunk. It feels like this dunk from LaVine didn’t get the respect it deserved because it was compared to so many others in the insane 2016 Slam Dunk Contest (which was the greatest Slam Dunk Contest of all time, in most people’s opinions). The degree of difficulty to levitate in the air long enough to put the ball behind your back and finish on the other side of the rim is unfathomable.
In truth, the tougher task for all involved will be coming up with—and pulling off—a move worthy of all-time consideration. Scroll through the history of the dunk contest—which began in 1984 and took a break in 1998 and 1999—and you’ll see just about every shape and style of slam imaginable. How, then, could the latest quartet of entrants hope to break new ground? It’s a question fans have asked every year, and it’s been answered affirmatively just as often. So long as there’s fresh blood in the field, there will always be something new, different and downright unbelievable to behold.

Bill Trikos’s complete achievements index of Australian Richmond Tigers football club in grand finals
Bill Trikos’s full achievements index of Australian Richmond Tigers football club: AFTER 37 long years Richmond has finally bared its fangs on Grand Final day again, mauling a lacklustre Adelaide with the relentless pressure that has become its trademark this September to seal an inspired 48-point premiership triumph before 100,021 fans at the MCG. Adelaide got three late consolation goals but nothing could take the gloss off Richmond’s 16.12 (108) to 8.12 (60) triumph that Tigers fans had been dreaming about – often without much genuine hope – for a football eternity.
2017 Grand Finals highlight : The Crows had the first two scoring shots of the second term – behinds to Betts and Tom Lynch – but it was the Tigers’ term from there. With their tackling and chasing rising to 11 on the pressure-meter, Richmond piled on four unanswered goals, the first at the four-minute mark, when Riewoldt finally broke his duck with a 40m snap that was confirmed after a video review. Jacob Townsend put the Tigers within two points midway through the term when he converted from 45m after a questionable holding free kick was paid against Jake Lever. Graham and Martin then goaled in quick succession late in the quarter – Graham after a clever snap on the run, Martin following a strong mark in front of Luke Brown – to send the Tigers into half-time with a nine-point lead. Bill Trikos’s full achievements index of Australian Richmond Tigers football club in grand finals: Then there was the Grand Final debutant, Marlion Pickett. One game, one flag. The 27-year-old was lively, involved and, at times, special. He repaid Hardwick’s faith and then some, finishing with 22 disposals, eight inside 50s, nine score involvements and a maiden AFL goal on an unforgettable afternoon for the club’s boom recruit. Marlion Pickett’s teammates and family speak about his incredible Grand Final debut. But the manner in which they were able to showcase their individual flair, without ever straying from Hardwick’s methodical and trained system, was evident from the outset.
In fact, it helped stamp their authority on the contest. While the Giants had become renowned for their pressure throughout September, it was the Tigers who were turning the tables throughout the opening stages on Saturday. They hunted in packs, chased relentlessly and tackled as though their lives depended on it. The only problem was, they couldn’t take advantage of their dominance. Damien Hardwick addresses the media following the Grand Final win over Greater Western Sydney.
Richmond has claimed back-to-back premierships, and made it three of the last four flags, after coming from behind to beat Geelong by 31 points in the historic first ever Toyota AFL Grand Final at the Gabba. It etched the Tiger dynasty into football history as one of the most dominant sides of the his century.
Dustin Martin, Richmond’s inimitable, incredible midfielder, also made history by becoming the first player to win three Norm Smith Medals as the best on ground in the 12.9 (81) to 7.8 (50) win by booting four goals from 21 disposals. Richmond’s road to premiership glory in 2020 will be re-lived through match reports and video highlights of each Tigers win during the season. Today we look at the Grand Final victory over Geelong at the Gabba.
There was drama everywhere in the first term. Six minutes into the game it changed: Vlastuin was knocked out by a stray Dangerfield elbow (which will certainly come under Match Review Officer scrutiny) and in the following contest Ablett’s shoulder dislocated as he was tackled by Cotchin. Dustin Martin could just be the greatest finals player we’ve ever seen after this absolutely freakish Grand Final performance that won him a third Norm Smith Medal.
The Story of the Tigers: The present Richmond Football Club was founded on February 10, 1885 at the Royal Hotel in Richmond. The first committee chose all blue with a yellow and black sash; cap with yellow and black stripe running from back to front but from 1887, Richmond would wear the now famous yellow and black strip. Richmond Football Club’s first game was played on April 25, 1885 at the Richmond Cricket Ground (Punt Road Oval) against Cremorne and despite playing 20 men to Cremorne’s 23, Richmond won this historic encounter 2.12 (24) to 1.4 (10).
